About us
The Infrastructure Maintenance and Development Centre is responsible for safeguarding the University’s property and for handling all matters related to the maintenance and development of the University’s infrastructure. This is achieved through the preparation and implementation of renovation and investment projects, the performance of tasks related to the day-to-day administration and operation of facilities, and the acquisition of external funding for the implementation of these tasks.
The Infrastructure Maintenance and Development Centre consists of:
- Investment and Renovation Team
- External Funding Acquisition Team
- Operations Team
- Asset Management Team
- Fire Protection
Investment and Renovation Team
The primary tasks of the Team include organizing and conducting investment processes and maintaining full operational efficiency of all University of Łódź buildings in terms of general construction, through the implementation of renovations, repairs, and maintenance works. The main responsibilities of the Team include:
- preparing a draft annual plan for renovations and investments for teaching and student facilities, including both material and financial scope, based on conducted technical inspections;
- carrying out periodic technical inspections of buildings once a year, and in the case of multi-storey buildings twice a year – inspections cover building elements exposed to harmful atmospheric conditions, as well as accepting reports of works required to be performed in the following year;
- carrying out periodic technical inspections of buildings once every five years – inspections cover the technical condition and suitability for use of the building, as well as the aesthetics of the building and its surroundings;
- supervising the proper execution of construction works in terms of compliance with building permits, regulations, standards, safety requirements, and principles of technical knowledge;
- participating in technical acceptance procedures of individual elements, works, and entire renovation and investment projects in accordance with concluded contracts, including financial settlement;
- cooperating with specialist inspectors and building users to ensure the proper condition of supervised facilities.
External Funding Acquisition Team
The tasks of the Team include applying for external funds for projects related to the maintenance and development of the University of Łódź infrastructure and settling such funds, as well as preparing periodic, annual, and final reports on project implementation progress together with required attachments. The Team also prepares and conducts public procurement procedures for services and construction works related to the operation and development of infrastructure.
Operations Team
The Team ensures proper supply of University of Łódź buildings with electricity, heat, gas, and water, and is responsible for building maintenance works related to electrical, heating, water, gas, and lightning protection installations.
Asset Management Team
The primary tasks of the Team include managing real estate and administering premises owned by the University of Łódź, as well as close cooperation in this area with the University’s organizational units and the performance of other tasks related to asset management and day-to-day operation, in particular:
- determining and regulating the legal status of real estate and handling processes related to its sale, acquisition, exchange, and disposal;
- managing and administering supervised properties, including ensuring proper technical condition and appropriate use of buildings, purchasing goods and services for their needs, and cooperating with external contractors;
- managing premises and land for commercial purposes (preparation and administration of lease and tenancy agreements, invoicing, contacts with tenants);
- administering utility buildings and properties of the central administration (Rectorate I, Rectorate II, and buildings located at: Lindleya 5a, Pomorska 161 and 165, Styrska 5, Lumumby 14, Matejki 34a, Wólczańska 90, Sienkiewicza 21, Sarnia 2);
- administering the Centre of Physical Education and Sport;
- administering residential premises in the building at Sarnia 2 Street;
- ensuring effective use of the University of Łódź sports facilities (for teaching purposes as well as commercial group and individual sports activities);
- maintaining green areas and ensuring their proper care;
- handling matters related to waste management at the University, managing returnable packaging, and overseeing the management of used equipment (disposal and recycling);
- coordinating transport and carriage services at the University of Łódź (meeting the transport needs of all organizational units).
Fire Protection Section
The Fire Protection Section initiates and implements tasks related to fire protection at the University of Łódź. It prepares fire safety instructions and conducts technical inspections of fire extinguishers, hydrants, smoke detectors, and smoke extraction systems.
